Deed of Gifts

A deed of gift is the process of transferring an asset to another person or party without payment.  The term ‘asset’ can range from a freehold or leasehold property, money and shares. Whilst this is a relatively straightforward process, the owner will need to make sure the correct legal documentation is completed after receiving appropriate legal and taxation advice before making such a gift.

Transfers of Equity

A ‘Transfer of Equity’ is the process of a person either being added or removed from the title deed(s), such as parents adding their child or a couple separating. If names need to be removed from a property deed, this may also be as a result of a dispute.

When changing a property from a sole name into joint or multiple names, it is essential that legal documents are carefully prepared. In situations where the property is to be transferred subject to an existing mortgage, it is especially important that an experienced professional oversees the whole process.

At Llewellyn-Jones we have the knowledge and expertise to assist with completion of your Transfer of Equity.

Shared Ownership

Many people use a shared ownership scheme as a means to purchase a property.

Usually provided through housing associations, a party takes out a mortgage to pay for a share of a home and pays rent on the remaining share.

Shared ownership properties are leasehold properties, meaning you will own part of the freehold and a lease for a fixed period of time, typically 99 years.

The solicitors at Llewellyn-Jones can help by advising you on the terms and  requirements for shared ownership.
